Using an Architect gives you peace of mind.

Building or renovating can be unfamiliar and overwhelming, but an Architect guides you through the entire process so you do not have to face it alone.

We go beyond simply creating plans. Architects work with you to understand your needs, lifestyle, and daily routines, then design a space that meets your goals while staying within your budget.

We help make decisions about layout, materials, finishes, and more, ensuring that every detail contributes to a functional, beautiful, and meaningful space.

The result is a building or renovation that not only works well but delights. Clients often express surprise and joy at the thoughtful details and moments of beauty incorporated throughout the project.

Architects typically charge using three main methods, depending on the project and client needs:

- Percentage Fee: A fee based on a percentage of construction cost. It’s flexible as the design evolves and is the most common method, especially for full-service projects.
- Lump Sum Fee: A fixed fee agreed upfront for a clearly defined scope. It provides cost certainty but is best suited to projects where the design is already well developed.
- Time Charge Basis: Fees are based on hourly rates. This offers maximum flexibility and is ideal for smaller projects, early design stages, or where changes are expected.

The most suitable fee structure depends on the project’s scope, complexity, and client preferences. Often, a combination of these methods is used across different project stages.We have a client note that we are able to provide which goes into more detail. 

Architects and draftspersons provide very different services. If you simply have a sketch and need it drawn up, a draftsperson may suffice. But for complex spatial, functional, or design challenges, an architect is the better choice.

Architects deliver greater value for money.
Unlike draftspersons, who often focus on completing many projects quickly, architects work on fewer projects at a careful pace, ensuring thoughtful design, coordination, and attention to detail.

A key part of an architect’s role is protecting your wellbeing. We manage the complexity of the building process, advocate for your needs, and prevent costly mistakes or stress caused by “undercooked” designs. Architects guide you through the entire journey so you can focus on your life and work, while your project is handled professionally and thoughtfully.

In addition to architectural and construction costs, there are other expenses to consider when building a home.

Consultant fees typically make up around 3 to 5 percent of the construction cost, depending on the project’s location, complexity, and site conditions.

You should also allow for planning and construction approval fees, which generally add another 3 to 5 percent of the overall construction cost.

The timeline for a project depends on factors such as size, complexity, the Builder, client decision-making, and potential issues with approvals.

- Design stages: Typically 6 to 10 weeks to prepare and refine designs and lodge a Development Application.
- Documentation: Preparing detailed construction drawings and coordinating with consultants usually takes 6 to 8 weeks.
- Construction certificate and tendering: Tendering and approvals generally take 4 to 6 weeks, including assessment and contract preparation.
- Construction: A typical residential project can take 6 to 9 months, smaller renovations 3 to 6 months, and larger projects over $1 million may take around 12 months.

In total, an average residential project from initial briefing to completion usually spans one to two years, though schedules can be adjusted to meet specific client deadlines.

A key role of an Architect is to balance a client’s design goals with their budget, as these are rarely aligned at the outset.

Building costs are mainly influenced by four factors: size, construction type, quality of materials and finishes, and site conditions. Architects guide clients in adjusting these factors to meet their budget.

Cost estimates are based on past project data, industry references, and supplier input, and are updated throughout the design process as changes occur.

Final building costs can only be confirmed through competitive tenders, as prices vary with market conditions, inclusions, and project specifics.

Building procurement is the process of engaging a Builder and obtaining costs to construct a project. There are several methods:

- Owner-Builder: The Owner constructs the project themselves, in which case architect-led Builder procurement is not required.
- Tender: A formal process where multiple Builders are invited to provide pricing based on complete construction documents. This ensures competitive and comparable costs and is the most common method.
- Early Contractor Involvement (ECI): A preferred Builder is engaged early to advise on construction methods, materials, and systems. This can save time and costs, but market competitiveness is not fully tested.
- Design and Construct (D&C): Builders start work with minimal documentation. While intended to save time, it can lead to delays and cost overruns. This method is generally not recommended.
- Building off DA Plans: Proceeding using only Development Approval drawings without full construction documents is not recommended due to risks of errors and increased costs.

The best procurement method depends on the project, the client’s priorities, and current market conditions. Architects can advise on the pros and cons of each approach.

Architects typically incorporate interior design as part of their overall service, meaning a separate interior designer is often not required.

Through the design process, they develop a clear understanding of the client’s preferences and ensure the interior finishes, materials, and fittings align with the overall architectural vision.

We also provide detailed drawings, specifications, and guidance on product selections to ensure accurate costing and a cohesive final result. Clients can be as involved as they like in selecting materials and finishes, working collaboratively with the Architect.

Ultimately, the building is designed holistically, inside and out, with careful attention to detail, ensuring a consistent, high quality outcome without the need for additional consultants.
